Every market story written about Austin in the last two years has been some version of the same headline. Prices are falling, the boom is over, the correction has arrived.
The data does not actually say that.
It says something more interesting, and more useful if you are trying to buy, sell, or deploy capital here.
What The Numbers Actually Show
Forty-eight of seventy-five Austin metro zip codes posted year over year median price declines from 2025 into YTD 2026. The metro median is down roughly 6.8 percent. Months of inventory sits at 5.7. Days on market are stretching. Sellers in the middle of the market are taking the haircut everyone has been writing about, a dynamic we track in detail in our Austin luxury real estate market report.
Then there is the other Austin.
In the four zip codes where the 2025 median sale price cleared $1.5 million, three are up year over year. The average gain across that tier is plus 3.5 percent. 78746, covering Westlake and West Lake Hills, posted a YTD median sale price of $2,394,287. That is the highest in the metro and a new mark for the area.
Same city. Same calendar year. Opposite direction.
Why It Splits
This is not a coincidence and it is not a temporary blip. The split has a structural explanation.
The middle of the market runs on mortgage rates. When the cost of capital doubles, the buyer pool for a $600,000 home in Pflugerville contracts fast, because that buyer was using leverage to stretch into the purchase. Inventory builds. Prices soften. New construction in the suburbs competes directly with resale and pulls comps down further.
The top of the market does not run on rates. It runs on liquidity, taxes, schools, and lifestyle. A buyer writing a $3.5 million check in 78746 is not refinancing every move in the ten year yield. They are weighing Eanes ISD, lot quality, view corridors, and whether they want to be twelve minutes from downtown. Buyers in this tier are selective and unforgiving of weak product, but the demand is there. Look hard at established neighborhoods with walkability and infrastructure already in place, Tarrytown, Pemberton Heights, Rollingwood, Bryker Woods.
