That's the short answer. The longer answer is more useful, because "days on market" is one of the most manipulated, misunderstood, and inconsistently measured statistics in residential real estate, and if you're planning a sale, the difference between the marketing number and the real number can cost you months and six figures.
Why every source gives you a different number
Search this question and you'll find answers ranging from 24 days to 90. None of them are lying. They're measuring different things:

Sold DOM vs. active DOM. Most published figures only count homes that sold. That's survivorship bias. The listings that sat for 150 days and quietly expired never enter the statistic. The relist reset. When a listing is withdrawn and relisted, sometimes with a new agent, sometimes just a new MLS number, the clock often resets to zero. A home that has genuinely been for sale for eight months can show 12 days on market. Buyers' agents see through this. Public statistics don't.
Contract vs. close. "Days on market" usually stops at contract execution, not closing. Add 30 to 45 days of option period, financing, appraisal, and title work before money actually moves. If your question is "when will I have my proceeds," add a month and a half to any DOM figure you read.

A few realities behind the table:
The market bifurcated, and the middle is where sellers get hurt. Homes priced accurately against the last 90 days of comps, not against a 2022 memory or a Zestimate, are moving in three to five weeks across most of Travis, Williamson, and Hays counties. Homes priced at "what we need to get" are the ones generating the 85-day averages and the expired-listing statistics.
Price reductions don't reset the damage. June condo data showed sellers who cut their price gave up an average of $35,000 before buyer negotiations even began, and the final negotiated discount came on top of that. Every week you wait to respond, the listing accumulates the stigma buyers' agents read directly off the DOM counter.

Metro inventory tightened meaningfully year-over-year through mid-2026, months of supply fell from over 6 to roughly 4.5, which is quietly restoring seller leverage in the correctly priced segment. Speed and price are not opposites in this market, they're correlated. The same discipline produces both:
Price to the last 90 days, not the last cycle. The comps that matter are recent, closed, and genuinely comparable. Aspirational pricing "to leave room for negotiation" is the single largest cause of extended market time in Austin right now.
