About 4 in 10 Austin listings fail to sell. A failed listing is a strategy problem, not a verdict on the home.
Your listing expired, or you pulled it down before it could. Either way, the sign came out of the yard and the house is still yours. Before anyone starts assigning blame, it helps to look at the scoreboard, because this outcome is now one of the most common in Austin real estate.
Over the trailing 12 months, only about 60% of Austin listings actually closed. The rest expired or were withdrawn. A failed listing in this market is not an anomaly and it is not a verdict on your home. It is usually a strategy problem, and strategy problems are fixable. This guide covers what the current data says, the five reasons listings stall, and exactly what to do in the 30 days after yours comes off the market.
The numbers behind Austin's failed listings

- 60.5% listing success rate. Of the listings that came off the market, about six in ten closed. Four in ten did not. Two years ago the success rate was 63.6%.
- 7,343 listings failed. 2,624 expired and 4,719 were withdrawn. Expirations are up roughly 47% versus two years ago.
- 10,700 price reductions against 10,677 closed sales. Austin logged roughly one price cut for every closing. Half the market is publicly negotiating against itself.
- 47 days median time on market for the homes that sold. The average is 81 days, dragged upward by listings that sat.
- 5.1 months of inventory. Buyers have options, and they know it.
- Sellers who closed accepted about 4.2% below original asking price. On the median Austin sale of $570,715, that gap is roughly $25,000.
One more detail worth noticing: withdrawn listings outnumber expired listings nearly two to one. Most sellers do not wait for the clock to run out. They read the room and pull the listing. If that was you, you are in the majority of the minority.
The five reasons Austin listings fail
1. The price was set for a market that no longer exists
This is the big one, and it is rarely about greed. It is about anchoring. Sellers anchor to what a neighbor got in 2022, to a Zestimate, or to what they need to net. The market anchors to exactly none of those things.
The current data is blunt: homes that close are selling about 3.2% below their final asking price and 4.2% below their original one, and the market produced 10,700 price reductions in a year. A listing priced even 5% above the evidence does not get lowball offers in this environment. It gets silence. Buyers and their agents simply tour the better priced comparable, and your listing becomes the one that makes the other house look like a deal.
The expensive part is the chase. A home that starts high and cuts every three weeks follows the market down, accumulates days on market, and signals negotiability. Starting at the number the evidence supports almost always nets more than arriving there by installments.
2. The home was not ready for the buyers who are left
At 5.1 months of inventory, every buyer tours your home with four or five alternatives open in another tab. With 30 year mortgage rates holding in the mid 6% range, a buyer of a median priced Austin home is signing up for a payment near $3,000 a month before taxes and insurance. At that cost, buyers are not imagining potential. They are subtracting for every flaw they can see.
Dated photography, deferred maintenance, dark rooms, and clutter did not stop sales in 2021. They stop them now. If the listing photos were taken on a phone, if the first image was not the best image, or if the home showed as lived in rather than staged to sell, the market priced that in for you, usually at a multiple of what fixing it would have cost.
3. Concessions were treated as an insult instead of a tool
Recent national data shows nearly half of sellers now offer at least one concession, roughly double the share from a year earlier. Concessions moved from edge case to standard equipment, and sellers who refuse to engage with them are competing with one hand tied.
Here is why they matter more than a price cut in a rate sensitive market. Take a $570,000 sale with 20% down at today's rates. Cutting the price by $15,000 lowers the buyer's monthly payment by about $75. Applying that same $15,000 toward a permanent rate buydown can lower it by roughly $200 to $235 a month, depending on lender pricing. Same money out of your pocket, about three times the impact on the number the buyer actually feels. 4. The marketing stopped at the MLS
Entering a listing into the MLS and letting it syndicate to the portals is not marketing. It is data entry. In a market clearing 60% of its listings, distribution is the entry fee and positioning is the game: which buyer profile the home is for, what story the photography tells, how the listing is presented to the agents most likely to have that buyer, and whether it reaches qualified people who are not refreshing Zillow at all.

5. The strategy never changed after the market gave feedback
The market talks constantly. Fifteen showings and no offers is feedback about price. Strong online traffic but few showings is feedback about photos or the first impression. No traffic at all is feedback about price and positioning together. The homes that sold in a median of 47 days were mostly the ones whose sellers listened early.
A listing that ran 90 or 180 days on the same price and the same photos was not patient. It was unmanaged. If every check-in with your previous agent ended with some version of "let's give it more time," that was not a strategy. That was a countdown.
The most expensive mistake: relisting at the price that already failed
The default move after a listing dies is remarkably consistent: interview a few agents, hire the one who sounds most confident, and go back on the market at the same price with a fresh sign in the yard. The problem is that the market already voted on that number. Silence was the vote.
There is also an arithmetic problem hiding inside the sentimental one. Austin's median sale price sits slightly below last year's level, which means a price that was 5% too high six months ago is further from the market today, not closer. Relisting at the old number is not holding firm. In a softening market, it is functionally a price increase.
Be careful in the agent interviews, too. An agent who agrees to relaunch at the number that already failed is not more confident than the last one. They are usually just buying the listing, and planning to let the market deliver the bad news for them a few weeks at a time. That path is how Austin produced 10,700 price reductions in a single year. A real relaunch starts with the question in the playbook below, not with a pep talk.
The relist playbook: what to do in the first 30 days
Run a forensic review before anything else. Pull the showing count, the feedback, the online traffic, the days spent at each price point, and how each compares to the listings that sold against yours. The failed attempt is not a sunk cost. It is the best market research you will ever get for free, and any agent you interview should want to see it.
Reprice from zero, not from your last number. The relevant question is not "how much should we come down." It is "what would we price this at today if it had never been listed." Anchor on what has closed in the last 60 to 90 days, adjusted for the roughly 4% gap between asking and closing that the current market is enforcing.
Fix the presentation before the relaunch date. New photography is non negotiable. Complete the small repairs buyers flagged. If the home is vacant or shows heavy, stage it. None of this is cosmetic vanity. It changes the payment a buyer is willing to sign up for.
Decide your concession posture in advance. Know before the first offer arrives whether you will fund a rate buydown, contribute to closing costs, or credit for repairs, and how much. Sellers who improvise concessions under deadline pressure give away more than sellers who planned them.
Relaunch with real changes or do not relaunch. Buyer's agents can pull your property's full listing history regardless of how the days on market counter displays, so a quick relist with the same price and photos fools no one and reads as fatigue. A relaunch earns a second first impression only when something material is different.
Set decision checkpoints. Agree in writing on what happens at day 14 and day 30 if the market response falls short: the specific price move, the marketing adjustment, or the pivot. A plan with predefined triggers is what separates managed listings from parked ones.
The third option: selling without relisting publicly
For some sellers, especially after a visible failed attempt, the right move is not a second public launch at all. A private sale places the home directly in front of qualified buyers through agent networks and buyer databases, without portal exposure, without a public price history, and without a days on market counter ticking against you.

Can I sell my Austin home without putting it back on the MLS?
